TENANT APPRECIATION SEASON
It’s that time of year again! Time to be grateful for what we DO have, especially in 2020. And today is Black Friday—so the timing is perfect!
If you have some good tenants, good handy-people, great realtors: it’s time to thank your lucky stars! The good ones don’t come along every day. And it’s a gift-giving season anyways, so your gratitude won’t be weird.
It doesn’t matter which holiday(s) you celebrate. In fact, we’re already hearing stories of people who are simply going to celebrate December 31 this year. See ya later 2020!
A simple note, and a simple gift at this holiday season can do wonders for tenant retention. Why? Because you acknowledge their great behaviours in a tough year. And you show you care.
One of the best pieces of advice we ever received was from a Landlord course at the Calgary Residential Rental Association. Gerry Baxter, a former police officer and instructor for the course, said “I’m always friendly, but I’m not your friend;” he was referring to the landlord-tenant relationship. A small gift and thoughtful note, at this time of year, is a great way to be friendly–without crossing that landlord-tenant boundary.
We’re not talking about breaking the bank here. Maybe a gift certificate for a local restaurant—so you can support small businesses? Or an Amazon gift card, since everyone is shopping online. Or if you know one of your tenants is struggling, maybe a fruit basket—or something else very practical. For example, in Calgary, kids are going to need sleds and magic carpets to enjoy the inevitable snow!
Here’s a true 2020 idea. Many consultants and businesses are pivoting online. If your tenant or realtor has a webpage, or FB page, YOU can help them grow their business. Simply leave a positive review. Yup, FREE! and takes less than 5 minutes.
It seems like everyone is struggling with something during 2020. Even small tokens of kindness and compassion will be remembered. Or maybe you’ll just earn some better Karma for 2021?!
