Renovation Skills

1. We can renovate anything. We haven’t just hired people to do the jobs – we have done the jobs ourselves. We know that just because we CAN renovate, does NOT mean we should renovate anything and everything.

2. We have contacts in all areas of renovation: Plumbing, HVAC, Electrical, Structural (Engineering, Beams), Roofing, All interior finishing, Exterior finishing, Design & Drawings.

3. Contractor pricing whenever possible (at some suppliers, this can be up to 15% off –because of our good relationships with these suppliers).

4. We have the equipment to complete most renovation tasks and the skills.

5. Renovation work will be done through Mountain’s Edge Renovations which has Liability Insurance, Prepaid Contractor’s License and WCB. All staff on-site and the workplace itself are protected while renovations are occurring.

6. Strong knowledge of building structure, and potential “surprises”—since we’ve already seen many of them.

Real Estate Investing Experience
1. Bought an up/down Duplex, fully renovated it, then all inspections passed for Secondary Suite Registry.

2. Four years of property management experience.

3. Completion of the Residential Tenancies Act Course with the Calgary Residential Rental Association. This course reviews and explains the tenant-landlord rules for Alberta.

4. Completed several renovations for landlords.

5. Member of the Real Estate Investing Network (REIN) for 5 years. Actively participating in workshops and seminars in both Calgary and Edmonton. REIN provides monthly updates on the current economic fundamentals of Alberta and Calgary—analyzed and communicated by experts like Don Campbell. REIN membership also gives us access to multiple experts in real estate investing, as well as having access to the REIN finance centre.

6. Currently working with a Calgary-based real estate Mastermind Group. This mentorship and networking allows us to connect with local experts , stay current on real estate trends, and continue to learn.

7. Completed a Mastermind Workshop with Julie Broad in 2015. This was an amazing group of investors that came together to share ideas and start their Real Estate Investing businesses together. We began investing from a strong base.

8. Continually networking with other investors, realtors, tradespeople in Calgary and Rockyview. This keeps us connected and current with the Rental Market changes, the Housing Market and its frequent shifts, and the best people for each job.

9. Continually learning from other experts, for example Barry and Donna McGuire’s Creative Real Estate Investing Group; Barry McGuire has been a real estate lawyer in Alberta for 40 “ish” years. These programs teach us optimal ways to structure Joint Venture Agreements so that all parties benefit AND are protected in a legal agreement.

Administrative
1. We have a history of working with budgets and completing projects within those parameters.

2. We can provide a written breakdown of costs, profits, required investment capital—in a “Scope of Work” or “Estimate” format prior to project commencing.

3. Legal contracts approved by Service Alberta; these contracts outline budget and “milestone payment schedules.” The Scope of Work and the Contract go together to clarify the renovation experience and expectations.

4. Ability to problem-solve most renovation issues and/or find the expert that has the solutions.

5. Detailed web site of previous projects which illustrate our experience and boundless design possibilities.

6. 10 years experience with Quickbooks, and therefore the ability to provide detailed accounting summaries/updates to each investor and/or their accountant. Thorough filing systems to provide documentation for investors, accountants, CRA.

7. Partnered with BDO Accountants for their expertise in construction and real estate investment. We encourage all of our Joint Venture partners to work closely with their own accountants and to have a tax strategy going IN to each deal (regarding income and/or capital gains).
